Our occupancy rate is fantastic (hovers around 80-90% for most of the year (going from memory; no numbers in front of me at the moment)), but our rent still reflects "get to know you" prices (i.e. we are intentionally under priced to build AirBnB ratings and develop some regular customers).

The company was then enfrastructure and they leased the building from its institutional ownership on a longer term lease basis (if memory serves correct it was a 10 year lease with several five year options to renew.They created awesome space with many really cool features such as common commissary, an in building bar (with Thursday night free domestic beers) and other typically common executive suite amenities.I first leased space in the Aliso Viejo building for my real estate development company in 2002 during the tech industry implosion at the time.

I've had newsletters mention Kennedy-Wilson and Howard Hughes Companies (or similar names, just going from memory) as companies with huge real estate portfolios with assets listed at cost that were acquired decades ago which have significant development potential.Just know hedge funds and insurance companies are funding 6.5-8% interest loans right now so they, too, are having a hard time finding safe, secure returns.

Julie's comment that I told her I bought it for $60k does not add up - I did provide a $17k scope of work (not $13k, I was going off memory) so $60k plus $17k = $77k, sold it for $72k once it was completed - we aren't in the business of selling for a loss, so not sure what is going on here.

We recently added high quality memory foam mattresses to the king bedrooms, we are sorry that this is not your preference of mattress, and have added this detail to the listing in case any future guests do not prefer this either.
