Buying probate properties?

Has anyone ever bought probate properties on terms? Is it possible? I assume people who inherited properties from their deceased relatives would want to get rid of the house ASAP for a lump sum of cash right now rather than later. Sellers around here rarely offer financing terms. Everybody seems to want all cash.
