Up dating your plumbing and electrical are the two main concerns of a house that is 95 years old.Then Furnace/AC and roof can be pretty costly also.Kitchens $10,000-25,000each bathroom  $2500-$7500Flooring $2-$4 per square foot.Painting $1-$4 per square footage.If you need to update the plumbing or electrical you can plan on at least $10,000/$20,000 .Just to patch there demo could cost you $5000.Your RE agent should know a couple contractors that can look at it and give you numbers. 

I could manage more demo myself next time.

This could trend up to the ARV over time or down if the flipper messes up (over demo’s the place, doesn’t pull permits, shoddy work, etc.).It’s important to understand the basis of the LTV and there’s certainly no standard among the rehabbers I know.

Go with $100,000 for demo and dump.

I also advise trying out the demos from the companies that offer them, and steer clear of the companies that require you commit to a year before using the software.  

I've seen it demo but have not used it.One thing I would say though is if you are going to buy in Texas, you want to be in Texas and know exactly what you are buying. 

He demoed everything down to the studs and just started fresh.
