A toy soldier clause in my lease. 

We toyed with trying to make money with it over the years like storage or something like that but we just get too busy doing our day jobs.. 

In my area they sell of their toys like campers, 4 wheelers and guns, etc. 

We have been toying with the idea of writing it into our actual lease language - that rents will be increased by ~X% annually with a 5yr table showing the increases - say ~2% looks like $1200, $1225, $1250, $1275, $1300 - however, we are worried that it will either outpace or under pace market rents.  

Let's toy with a retail sale scenario.List price is $64500. 

Once you understand what you want to do you can laser focus only on that and forgot trying a little of this and that and seeing what sticks.

If I change my mind and want to go from carpet to tile, I just change one line to No and the other to Yes and it recalculates.  

BIG house...fleet of cars...stellar vacations...stupid toys....Ah, to be rich and young again.     

I have two exotics parked in my garage, but I didn't have to determine between play toys and solid investments.

@Jonna Weber @StacyA McBain @Paul Heim or any others familiar with Hidden Springs...While I'm toying around with a few investing scenarios in Boise/Nampa, I've stumbled on something more in the "home I can see myself in for a long while" range.
