New agent marketing tip
Hello,
I put some money aside with the intentions of using it for marketing my name with the goal of getting clients/listings. I am a new agent and do not have many leads yet. Would it be best to make a few sales first to show potential clients I can get the job done? or would it be beneficial to start marketing myself now and sell clients on the fact I can get the job done if given the chance? Essentially I will have to do the 2nd option at some point to get my first listing/sale I am more so wondering if it would be best to invest in marketing my self now with nothing to show for or wait till I have a few sales under my belt before I spend the money to get my name out there.

You have to know WHO your target audience is first before prospecting.
You have to get the direction and path first before you can aim for the target.
Typically if building a business from scratch the first 3 years is 80% prospecting and 20% referral. Next 3 years is about 50/50 and when you get about 7 years into the business about 75% to 80% referral and 20 to 25% is new business.
You are still picking up new business but if you have handled clients correctly on previous transactions and stayed in touch you should be keeping that business and getting more business from their sphere as they refer you.
