Basically a bigger version of posting "pick this old but functional fridge up from my garage, and it's yours for free" on craigslist. 

Lots of clutter, cheap furniture, photos all over the fridge etc. 

Been shopping for a personal purchase and getting a little frustrated trying to get my VA financed offers accepted.Last loss was a nearly immaculate three-unit (basement needed a fridge) listed at 1.1 mil.

Furnace, water heater, appliances, roof, floors, updating the kitchen and bathroom every 20 years.On top of that I have water bill, trash, lawn, rental license, etc.I've only had my duplex for 4 months and already I have replaced a fridge, a dryer, spent $20 on pest control, I had a small electrical issue, a backed up sewer line, put in screens on the basement windows, replumbed a leaky shower faucet, and the AC doesn't hardly work, so that is going to be another $100 minimum.

Needed new fridge, stove, etc., and had already signed lease accepting "as is" - From the minute she moved in she complained about everything.

Purchase price is $100k and repairs are minimal (little flooring, toilets, stoves, fridge and a little cleaning).  

The casita is simply a bedroom and a bathroom and i provided a mini-fridge and microwave.

The property is currently missing a stove and the fridge (from what we see).

I just had an instance where a tenant moved out and apparently they did not turn off the valve all the way to the water line to fridge......luckily all damage was in basement.

Appliances included: Stove, Fridge, and Microwave $1,190 to move in.
