OUTDOOR ENTRANCE SO YOU NEVER HAVE TO WALK DOWN AN ICKY HALLWAY.

I picked up the properties for a heavily discounted price (because they had sat on the market), and had no problems finding highly qualified (and high-earning) tenants that made the place cashflow right out of the gate.Another example: I once bought a property in an A class neighborhood that had an awkwardly-placed stairwell inside the front entrance, which turned off other buyers.

I have an in law unit (1 bedroom) that has a separate entrance and it's own garage. 

My strategy is to create, ideally, two 1/1 units with exterior entrances in which I can rent out and live in the main house, maybe a 2/2. 

This is a common, seen one, seen em all, center entrance, 2 up, 2 down, identical apartments, full basement with storage lockers, 4 furnace, 4 water heater, one water meter, traditional Milwaukee 4 family.

Upon review of the home there is a large tree 4 steps away from the front entrance.

I could fix the layout with a bathroom renovation while creating a hallway to separate the entrances to different rooms.

Personally, I've invested in single families that have unique layouts with separate entrances, basement apartment apartments, etc.

I know of one in fact that will be on the market early next year - a large house with an attached apartment with separate entrance. 

We also have a small unmarked guestbook on a table near the entrance.
