Tree causing property issue

So folks I saw a property I love but some home I heard front the neighbor there may be some plumbing issues. Upon review of the home there is a large tree 4 steps away from the front entrance. I believe the roots are the issue. How much do you think to get rid of that tree?  If the branch affects would it be worth investing money to purchase this proper?
