Maybe you are targeting the wrong audience, and before you say "no man I set my sliders and knobs the right way".. to which I will reply, OFTEN investors THINK and are fully convinced their sliders are set the right way.. but they are not.

In my mind, a realtor is going to make you money selling your house if they: -Hire a cleaning service for you -Pay for great pictures-Coach you on removing your personal items and pictures so the buyer can picture themselves living in your home-Get your house in front of a large audience that you might not otherwise reach.

A 2-bedroom may widen your audience a bit, but you'll have to weigh the extra acquisition cost.Having gone the nightly stay route for my STR (located in a neighborhood without an HOA) I recommend switching to renting for a one-month minimum through the MLS during high season.
