Broken appliances, boxes, clothes... just shtuff that's never going to be used.

My lowest rent units, often they leave almost everything, beds/sofas/closets full of clothes.

They still have to pay for transportation, food, utilities, cell phones, TV, Internet, clothing, etc.

If that means living frugal, not buying new clothes, cooking at home or reducing screen time.

Our tenant claims the washer is terrible about leaving fuzz on her clothes and sometimes does not rinse all the soap off.

Oftentimes, the one who is brave enough to say "The Emperor Has No Clothes!"

I don't know the arragement you have with your family friend, but if you don't bring cash to the table, it is going to take A LOT of successful flips to keep you housed, fed, and clothed, unless your friend wants to run a charity.I have a full-time mechanical engineering job in a chemical plant.

Create an identity, a brand if you will - that makes you synonymous with whatever it is you're trying to do.Think about Clorox...they have done so much marketing over the years that people don't think "bleach" when it comes to whitening their clothes, they think "Clorox."

I have started putting wash cloths in bathroom and that has made some difference.
