Keep in mind it hasn't been stained yet as we just finished and the snow decided to fly, this will my spring/summer project.The tenant loves the pot lights on the porch, it actually really makes the house stand out at night.

I figure $1.50 sq ft for carpet installed (includes waste) and have yet to find a better deal.As for the $97 install, those are for the stain master and higher end carpet and usually you will be into it for $2.25+ per sq ft just in material.Hope that helps

When you realize that these agents are applying for a job, you will intentionally notice things about them that you wouldn't be thinking about otherwise; their appearance (are they groomed and well dressed or are there pizza stains on their t-shirt and shorts), are they knowledgeable in the field of real estate (if your agent cannot explain how the whole process works in their listing appointment, move on), how responsive are they (if it consistently takes 3+ phone calls to get ahold of them during normal business hours, do you expect them to answer the phone when the perfect buyer wants a showing during weird hours- probably not and you are going to miss out on a sale).

I had some long term tenants who would let coffee drops sit and stain the white cabinets and another that looks like they didnt clean the tub in months. cleaners did the best they could, but it still didnt look like new and had a slight stain.

We can paint white for upstairs and stain mahogany downstairs.I don't think we will push the house up to the next higher Quality level, no matter what we do (Q1= unique, exceptionally high quality, architect designed, etc).

I would imagine that to look fine with any material you pick as long as you can get them to match the wood stain color.
