What i realized is a very effective way of doing this is having an IVR set up "interactive voicemail" where when the seller calls in the call automatically goes to lengthy voicemail explaining what we are looking for and giving the the option to a) leave a message regarding the property they want to sellb) connect to someone live to discuss the property c) be added to your buyers list4.

That's a function of your sales efforts.Unless you can prove actual damages and were to be an end user, remedies for specific performance are lengthy, expensive to battle out and would at best result in you giving to complete acquisition of the property.I'll betcha the reason the seller decided to list with licensed agent is that there was something about you or your fifer that they didn't trust.

I do hear sporadically about this or that project, but on the whole there are just a lot of vacant storefronts and it continues to be a high tax, business-unfriendly state.For local players who are already here, or folks who have a local connection, I think it can work, but for those who have their pick of the country I scratch my head because I know there are other areas of the country with a lot more going on economically.That's a very lengthy way of saying, "I haven't encountered any, but I haven't looked and they could certainly be out there".
