I do like how detail-oriented the model is, compared to some i have come across.

There were 2039 active listings in the 3 county in March 2024 compared to 1726 in Feb 2024 and only 1586 listings in March 2023. 

Other markets may seem to cashflow a little better but compare the rents and price and see if it makes sense.

Gross negligence is extremely hard to prove compared to negligence and as Stuart mentioned, most go for negligence because it typically will get the $ due to insurance coverage.

For me personally, I've had a reckoning and the LLCs have been a great deterrent from first-hand experience.
