It puts a black cloud on the whole local market.

@Ashley Rodgers You could probably get this in any of 10 or more Midwest states...you're in the clouds and will have better understanding the closer you get to the ground.

I think Intuit is realizing that the cloud is where the whole world is heading and they are really putting resources into developing QBO into a legitimate accounting product. 

My favorite is Easy Storage Solutions as it is cloud based, allows online rentals and can be integrated into a call center (call center is probably cost prohibitive for a property this small). 

You can do that on Tenant Cloud for free and it sends out to about 8 different sites ...zillow, hotpads, and all the big ones.

We use Gsheets to keep a shared accounting for various assets and projects so that we can share this amongst team members in the cloud, along with Google drive and Sharefile to share documents and archives projects.

We have a plan in place to move to a cloud based service at the first of the year in 2018 but we have yet to settle on which platform to go with.
