Once september approaches you see a significant slow down, and by the middle of November (I call this the pre christmas spending. everyone is buying christmas gifts and don't have money for security deposit and 1st month's rent).    

My wife picks up cheap decorator items at The Christmas Tree Shop for nick-nacks.

We've placed people right at Christmas on a 'home for the holidays' ad.

So far I've had a tenant die the day after Christmas (a smoker) which cost me $2k to renovate his unit, another tenant sneak people into the house unapproved, constant lies, and the famous one guy always scheming to get out of the rent.

Its simply mind boggling how cheap you can buy some of these trophy houses.. 

you know evicting someone at Christmas that type of thing.
