@David FawcettI use statistics and other sources of authority because without them all we have are opinions.The real estate "crystal ball" really only goes out about a year or two... beyond that it gets a little foggy and there's way too much that can happen between now and then.So maybe nobody knows the real truth, or the full answer, and certainly no one knows the future.
