That way when they move in and the first weekend they have to break a window to get back in the Townhome because they left their key inside...or on Sunday night the toilet overflowed and they are screaming on your phone that you need to get out there, right now or they are not paying you the Rent...or there is a cockroach infestation with possums in the attic because your Tenant is a filthy Pig and wants to make you clean up the mess.

I think Real Estate can make sense as an investment in a SDRIA if 1) it is in a Roth so that rental income will eventually be tax free as opposed to only tax deferred in a regular IRA; 2) you get the property at a screaming deal so that the tax free appreciation will more than offset the loss of depreciation write offs on your taxes; and 3) you have a long term horizon.

I'm currently doing longer terms but soon I'll have an available studio downstairs that is just screaming to AirBnb lol (after i finishing fixing it up lol ugh renovation) I've heard good things about it, I tend to pick long term... treat well and then keep... however, at times I'll admit that I've delayed raising rent and such because... if Im not careful, I "buddy" up... so best to break that one before things get much bigger.
