It will be fully remodeled by the time I move out and rent it out, but I am not sure whether or not to replace the old appliances with a glass top or coil top electric stove.

But bc we're not zoned for 2 units, every year permitting checks for a cook top/stove.

Is that an electric stove or perhaps induction?  

In my case, my hot water, stove, and heat is mainly gas, so I was able to get away with 200A service to the home and a 120A sub-panel in the ADU.Also, standard disclaimer about me not being a licenced electrician so take my advice with a grain of salt.

Appliances included are a refrigerator and electric stove.

Obviously the stove needs to light.

When they left they turned on all the lights, raised all the blinds, turned on all the burners on the stove and turned on the over, stuff the vents with trash, locked the doors leaving the keys inside so we had to break in. 

Unless you have to provide Fridge to be competitive with other properties or it's accepted protocol in your area to provide a fridge, I would suggest you not provide appliances other than stove or range.
