Im hoping someone else comes in that's more experienced than me, but I don't see you accounting for what happens when an appliance breaks, or when you need to repaint the walls. 

The whole house needed repainting and repairs but they closed on time to the unknowing buyers.A really nice mountain bike that I wanted but was probably taken by the demo crew.More pennies than you could imagine.

If the guy hanging a light needs to cut some sheetrock, it gets repaired and repainted without anyone having to ask.Also, because they've worked with all my specialty guys (electrician, plumber, HVAC, roofer, window company, cabinet installer, etc) on so many jobs, they all know each other, and my main crew knows to step out of the way when the specialists come in.

Hi guys, I was just wondering, if the trim and doors in the house is the older oak look, but still is in good shape; would you replace it or repaint it white?

Also, about 7 windows will need to be replaced as well as at least 1 exterior door, and repainting the exterior.

There were a couple ....and I mean literally a couple of holes in each wall from nails.....so we filled the holes and used the same paint.....yes we still had it and now the holes are covered up and there is a SLIGHT difference in the paint color because it is 11 years old............as a result, the prospective tenant asked if the walls could be repainted. 

Since owning the home we have a installed a new roof, and downstairs heating/cooling system, as well as repainted, fixed cracks.  

In that case, once the eviction was complete, we stripped the damaged carpets, had the hardwood floors refinished, changed the blinds, changed the light fixtures and added ceiling fans, and had the unit repainted by a professional.

I pressure washed and repainted.

Agree the clean out and repaint should be 2 days.
