Average unit turnaround time for a property manager?

I am of the opinion that my property manager is taking way too long to turn around a recently vacated unit. But in the name of fairness, before I pass judgment with little context, I wanted to open it up to you BPers.

What is the average time it takes for your property manager to get a unit fixed up and rented out? I know there will be a little variation based on size and condition, but I wanted to see if there was some expected industry standard. My unit is a 2Br/1Ba that needed to be completely cleaned out (tenant left everything), painted and floors sanded. Thanks for the input!

Hi @Tim Little - I self manage my 20 units, all of which are 2/1. If the unit needs a full renovation, it takes me about 10 to 14 days.

If the unit is in good condition, and I know when the tenant is moving out, I can usually turn it in about 48 hours. Clean out crew comes first thing in the morning, they are usually done in about 2 hours. Then the handyman goes in and makes his check list, heads to lowes or home depot and is back after lunch. Minor repairs, patch holes, etc.. then a fresh coat of paint and he is usually done by the end of the next day.

I try to stage supplies and contracts/handyman for the day after the tenant moves out. I also start marketing the unit the week before the tenant moves out so I can put the new tenant in right away.

Hope this helps.
