Yes Phillip, there are purposes for an appraisal, asset evaluations, but each are to find an estimate of market value which may then be used to set book values IAW GAAP (generally accepted accounting principles) by a court, trust, corporate books etc.A commercial appraiser will follow the same guidelines for residential.I wasn't trying to split hairs, but it will always be an estimate of market value, with the market defined for the purpose of the appraisal, perhaps as a bankruptcy, distressed sale, asset determination or as we generally see them for lending or sale purposes
