Yes Phillip, there are purposes for an appraisal, asset evaluations, but each are to find an estimate of market value which may then be used to set book values IAW GAAP (generally accepted accounting principles) by a court, trust, corporate books etc.A commercial appraiser will follow the same guidelines for residential.I wasn't trying to split hairs, but it will always be an estimate of market value, with the market defined for the purpose of the appraisal, perhaps as a bankruptcy, distressed sale, asset determination or as we generally see them for lending or sale purposes

I would find someone like that to make screens for you rather than split hairs over such a small repair.

I think you need to laser in on what your goals are. 

Even the local landlords pull their hair out.

. :) I'd just suggest picking one area to focus in on with laser-intensity (i.e.: web marketing, direct mail, signs, door-hangers, etc.).

My brother-in-law's mom owns a hair salon with two apartment units on top.

And their hair, clothes, etc, smell so if you rent furnished, the bed/couch/carpet starts to smell like smoke, anyway.

The financing is going to be the end-buyer's problem, as already mentioned above in a couple of posts.I was watching one REO in my area that was a building that had a hair salon on first floor and 2 residential apartments upstairs.

I would reach out and find a laser willing to volintere their time, it looks to me like your "Friend" has probably broken some laws here.
