I am finding tax deed properties post auction on County  LANDS AVAILABLE lists,  where you can buy properties over the counter from Tax deed office are the best deals..If you can wade through the hurdles with abatement of nuisance or demo liens ,it is very profitable.

My question to you is, when purchasing from Sheriff Auction, do you start Demo and drop a dumpster the day of deposit, or do you wait until you receive the deed and close?  

I have a house that I need to have a bathroom demoed without ruining the plumbing and then repainting the exterior.

Depending on your plan for re-no I would do the demo before moving in and you are ready to go.
