How do you manage to scale?

I am currently looking at multi family properties that range up to 150k

I estimate I will need atleast 40-45k to get my first property. I can currently save about 12-15k a year. 

Assuming (at the higher end) I can get a property in three years. So my real question is do you wait to 1-3 years for your next deal? How do some people get 1-3 properties a month?
