How do you manage to scale?

I am currently looking at multi family properties that range up to 150k

I estimate I will need atleast 40-45k to get my first property. I can currently save about 12-15k a year. 

Assuming (at the higher end) I can get a property in three years. So my real question is do you wait to 1-3 years for your next deal? How do some people get 1-3 properties a month?

Here's an old thread where I break down how I do it. I'm no superstar but I've went from 4 units to 64 units over the last 6 years. I'm a full time investor now and will be turning 40 in December. When I was working I was grinding it out in a factory for $13-14/hr.
