I suspect most people who flip houses over an extended period of time have ended up with a rental, or vice versa, I bet most people who want to buy and hold end up doing some form of flipping/major rehab at one point or another.Having just completed my first rehab, with relatively little experience in the construction trades, flipping is much harder and much more hands on than being just a landlord.

@Chinmay J. one thing you are overlooking here, as is many with the so called Trump rally, and by many I mean the media, while those in the financial world are acutely aware of is the very basic fundamental is that when the bond market goes down the stock market goes up and vice versa.

He admits he gets more silly phone calls then he likes, but he now has systems in place to mitigate this (and also designates a "captain" for the home.. the only person who will be in charge of everything and contact the landlord vs. each individual person).

Then you have your general tools like a vice grip, hammer, channel locks, flashlight, tape measure, composite shims, headlamp, box cutter with extra blades, painter's tool 5-1, wire stripper, allen wrenches, voltage detector, outlet tester, lineman's pliers, good Milwaukee demo screwdrivers, Milwaukee 11-1 with Phillips, flat heads, and 3-4 common size nuts(this is great for appliances).
