Do your Sub Contractors have the ability to verbally communicate, with English Language Only Speakers?

They tend to stay away from the guru speakers.

The main meetings are on the 1st and 3rd Thursdays, and they typically have interesting and useful speakers.

I went to a seminar earlier this month about wholesaling and the speaker mentioned that when wholesaling he would buy a property with an LLC and then sell the ownership in that company to an end buyer.

Speakers are local experts who speak for the exposure that it gives them rather than the opportunity to sell something.

The speaker said that when he started looking for private money, he bought a list of people in his county that had money in CDs, and send a direct mail piece to each of them offering a free lunch and briefly describing his agenda and how he could give them a 10% return on their cash instead of the 4% or so that they were getting on the CD.

I have found that a lot of the national speakers are just trying to sell you a bunch of CD's that lead you into buying something else from them.

With a humble start as a couple folks in a diner, it has grown into an incredible monthly meetup at a local office with guest speakers every month, partnerships formed, deals done, and several new investors gaining confidence to do their first deals.
