@Jason Chmel I think you can do this, but in my experience, you can't pick this return off a shelf.  

Obviously the laws are favorable toward tenants, but it's not like rentals in CA have infinite tenant issues while rentals in places like TX never have problems. 

Dream property is anything I've purchased and currently own and any future property I purchase that has an infinite return.  

I’ve paid off my HELOC and 401k loans with my RE cash flow, so my RE passive income from here on out is infinite.

However if I do a BRRRR I can achieve infinite return by extracting all of my investment.

Assumptions are infinitely better for everyone than sub to if you can make it happen. 

The strategy is branded under different name like infinite banking, bank on yourself, be your own bank, the LASER fund, ...Some are promoting the use of Whole Life Insurance, some the use of Universal Index Life Insurance.

We've been hovering just above 2 months of inventory recently so deals aren't super plentiful at the moment so when there's a good one or even decent one, it's flying off the shelf.
