Build them a kitchenette close to the bathroom and a door for entrance. 

Waterbury, CT catches a bad rap and I can't speak to it's future trends, but there are some decent areas to invest in and since homes are so inexpensive it's an easy entrance into the REI game. 

Much cheaper entrance cost and if you don't need tons of background training/learnings could be a viable option. 

However, we have expanded our family since then and are looking for a low risk entrance strategy for buy and holds.Option 1: We can 1031 exchange to come out with about 40k-50k that could be used as down payment for a house hack and repairs.

I’m planning to house hack and Air Bnb the basement out.The basement has a separate entrance, a living room, bedroom, and a half bathroom.

The entrance to the location is on a slow dead end street, giving you a chance to approach the highway. 

I occupy the 6bed 3 ba, but all I ever needed was 3bed 2ba,so was renting the remaing 3b 1ba in my unit to other roommates, it's more like an I law unit with it's own side entrance so it has been more than comfortable house hacking experience without any privacy issues so far.

The existing layout includes:A front entrance leading to a room with a walk-in and a coat closet.

Painted exterior door (private entrance) New hardware and locks on doors.

It has a renovated basement with its own entrance into the backyard, washer/dryer, fridge, electric oven and microwave.
