A lot of people on BP confuse it with foreclosure rescue schemes for some reason.  

It is much harder to turn a single property deal into a Ponzi scheme.

A planning/zoning category that permits special land uses within a particular development that does not typically fit within traditional zoning schemes?

Bathrooms get outfitted like people live there...shower curtains, towels, soaps, toothbrush holder, lotion dispenser all in coordinating color scheme.

Intelligent Real estate investing is not a get rich quick scheme, almost inevitably there will be downturns often severe which will make those who didn't fully factor in risk suddenly very aware of it.  

I am working on my first flip now & you'll see a very similar color scheme / design in mine. 

I know it is not much in the big scheme of things, but it is these little pieces of knowledge and experience that I gain that I feel will one day turn me into the experienced guy.

I agree with Mark, great PM is more important than market or property in the larger scheme of things.
