After paying 2 sets of CC, commission to the buyer's agent, taxes/insurance and utilities I ended up netting 60K on the transaction.

For 85k, you can get an SFR in certain C, C+, or B- areas that will be close to turnkey or turnkey and can rent for $1100-$1300.

As of 2 years ago we came across a foreclosure in an area of town that we thought we'd never be able to afford (combined 55k salary at that time with school loans, 2 car pymts, along with cc pymts).

Guru or any kind of paid training is good for those that can afford it.. although look at all the college students who have student loans.. no difference instead of a student loan you have credit card debt. this is something I do not agree with .. when it comes to selling education... but then again there are many companies we heard about were they boot strapped it with their CC and now have a thriving business some empires..

Since that audit, I now actually detail on the Business CC statements which expense/receipt goes to which property & then make a CC payment separately from that account.
