So, as some of you may know, I managed to win my eviction hearing and the judge ordered the tenant to pay.Has anyone tried to collect on these judgements? 

We normally do not seek judgement due to the expense that is involved, even after you win you have to continue to renew the judgement every year.We put them in collections and have it hit all three credit bureaus.

The owner needs to know you are solid, a good bet.

It isn't impossible but as @Jimmy Lieu mentioned, there is a steep learning curve.Depending on your liquidity, out-of-state buy & hold rentals could be your best bet if NYC investing is out of the picture.

I am betting your gonna find a lot more friendly amicable persons than shut doors. 

All these seller finance homes that were bought the last 2 years these investors are celebrating this as a win, but they are just getting started, lets see how they pan out over the next 2-5 years...

You're best bet is to call a few brokers local to the area and see what they can come up with.It's definitely going to be a surplus or excess carrier that will do it and the premiums will be high. 

Your best bet would be to find a portfolio lender whose niche aligns with your investment strategy.

I want investors to look to me for these properties and for them to actually be great deals where everyone wins in the end. so my questions are; What are some key things investors are looking for in a deal from wholesalers?
