@Chris Clothier  I think the biggest disconnect in this arena of wholesaling is that folks just under estimate the back end work.. and at the end of the day its sales and marketing.. and if they are not proficient at that and have some closings skills etc.. no program is going to bring them to the promise land.IN the what ever its worth category.I grew up in the land business which is pretty much like wholesaling.same process only the lead were generated by door hangers.. and there was no internet so you called and made an appointment.if you ever watched the Movie Glen Garry Glen Ross it was that exact environment EXACTLY.So my dad would have 30 sales men and he would hand out the leads for that week.it was funny some guys would just stare at them.. and they would pre judge them before they even talked to the folks.

You can't just hand out a check and go file a lien.If you fund this, pay the tax lien off from loan proceeds, don't give it to him.I also suggest you fully amortize the loan and qualify him based on his ability to pay, have the attorney do that.The borrower can pay all loan costs, points may not be allowed, ask the attorney, including attorney fees and filing costs. :)

So do you think having the termite company give a hand out on how to keep bugs down in each unit to tenants would be helpful.Kind of like a helpful tips sheet??

I have one investor friend who even hires people to hand out fliers at supermarkets advertising his rentals.So it just depends on how your prospective tenants want to communicate.

I'm not asking anyone for a handout and I believe in bootstrapping my way if necessary, if that's what the environment calls, but there must be an easier way for the little people like me to connect to someone that can at least be a mentor and say 'yes' or 'no' from time to time as I find my way.
