Denver Investors - how are you doing with the craziest sellers market in history?

Just wondering how investors here are doing and dealing with this crazy market where homes are selling almost instantly as soon as they are listed and bidding wars are common? 

I saw that inventory is down to only about 4000 homes for sale in the entire area, down from a high of 24,000.

How has this been effecting your business?

I'm selling one of my properties that has high value and low rent, Forget the 2% rule, this place is about the .33% rule.

I'm using the proceeds to pay down debt on others to increase cash flow. When the market turns (and it will someday) I can either use the cash saved from cashflow to buy again or tap into the equity to buy again.
