In my experience the owner always underestimates the cost of repairing a home.Yeah i can get a two ton heat pump system for 1400 cash... " in the owners mind"However there is a lot more to adding a heat pump system and removing the old one, especially if your not doing it yourself, which the owner is thinking he would do.

Their explanation was added administrative efforts and people complaining, which is not true, but I am missing the correlation to adding 300% to the original cost.

So I'm not sure the deductible is really a big issue.But it does mean I may end up coming out of pocket a little if I hada small fire or some wind damage.If you could help clear some of these options up, it would be much appreciated.I'm leaning toward the new carrier because of the ease to adding propertiesand the monthly price savings.

There was a great BP thread on this a long time ago. http://www.biggerpockets.com/forums/52/topics/68041A few things I've been doing lately: smoke detectors w/ 10 year batteries, glue drain assemblies under kitchen and bath sinks (high fail rate with junk screw pvc), removing storm doors, also going to ad a storm door addendum.
