You should seek a Lender who can provide a formal Certificate of Approval Letter upfront and help Prequalify DSCR properties in advance to simplify the process.

What do y’all do to make things easier and simplified for multiple properties?? 

Here's a simplified example of how this can work (or at least a good way to wrap your head around it):Let's say the property you're interested in is listed for $100k and for whatever reason, you think the seller would accept an offer at $90k (maybe it's been on the market for a bit and they've recently reduced the listing price).    

Going back to my original question...and I'll try and simplify it even more and I'll even pick an exact number. 

I'd recommend connecting with @Stuart Udis and reading some excellent work on asset protection simplified and attend one of his educational events to learn more.  

Additionally, setting up leases and utilizing software platforms will simplify administrative tasks.

In my attempt to simplify things, I have tried a lot of tools: Quickbooks Online, REI Hub, Stessa, Baselane, Wave, Docusign, Jotform, Dotloop, Homes.com, Cozy.co (now apartments.com), plus client-side experiences with property managers using Appfolio, Buildium, and Propertyware.
