Some states/cities legally require you to renew leases if they have not violated one of the "for-cause" eviction criteria (destruction of property, late/no payment, violation lease, etc.)

I'd ask the tenant if they are staying because apparently they don't have to tell you if they are going at the end of the lease (which I find odd, even for CA which is very tenant friendly) and if they want to stay, they are to talk to you about renewing their lease.

Earlier this year, the government did not renew or pass any law to extend bonus depreciation back to 100% after 2027, so the current phase-out schedule remains in place.In the meantime, I would recommend doing some tax planning to assess where you stand in terms of projected tax liability for 2024.

My tenant called me up 10/09 to announce she is moving out on 11/8 and giving 30 days notice.I had a yearlong lease in place, and when it was up for renewal, I reached out by text “were you planning to renew your lease”, and she texted back “we love it here and want to renew the lease”.

Housing prices in two of our larger cities (Vancouver and Toronto) are also crazy high (eg $1M to buy a starter home)...actually in Vancouver proper at the moment the cheapest home (single family, not strata) is $1.2M...surprisingly (to me) in Toronto the cheapest home on the market is $650K (ignoring some listed for $1 as clearly there is a catch).Our mortgages work differently than in the US, and what we get for rates are only locked in for 1-5 years (typically) and then we have to renew at whatever the current rates are.
