I can assure you, I would have those tenants out as quickly as possible, then I could complete my inspections and either accept the sales price, negotiate repairs or a price reduction, or walk away from the deal.

So, if interest rates are a buyer’s primary roadblock, then I recommend seeking opportunities to negotiate a rate buydown at a seller’s expense or looking at new construction, where builders are offering rate reductions and other substantial incentives.What if I’m a seller?

While the percentage of homes with price reductions increased from 12.7% in May of last year to 16.6% this year, the overall share of inventory is lower than in 2018 (17.4%).

On top of it, reaching 20% down through principal reduction and appreciation could be a decade out.So you should probably look at the project as a long-term partnership with you co-owning this with your sister for the foreseeable future.But these are great opportunities.

But back to the original point. on RF today 99 homes have price reductions and about 2/3 are above the median of 550K, yes 'values' will drop if the price is initially set too high, which this the data tells me.
