I spoke to the caller, I don't need any advice on it anymore.

I pre-screened the caller over the phone but after checking her FB I found out she lied about pets and smoking.

I get a lot of annoyed callers but I land 1-2 deals per mailing (7000 pieces). 

It'll also alert you on incoming calls that the caller has dialed the Google Voice number.

Skip tracing phone numbers in my target area and hiring a cold caller to call my direct mail list helped kickstart my direct mail campaigns. 

The original roommate has caused much disruption here, between her alcoholism and related violent outbursts, to her drug use and threats, including calling the local police multiple times for a variety ridiculous things, all of which is documented, and more than once was told by the police she was becoming a habitual caller and a nuisance, then threatened with arrest.

So, I've mailed my list (first time doing letters) and have received several calls. Some positive. Some negative. All to be expected. One nice lady said I was the 6th letter she'd received in 2 weeks. Ouch!! I'm doing...

I know the cost is likely much less, but I simply do not want to lose business because callers get frustrated with the receptionist's accent or misunderstanding of our (admittedly complicated) language.
