I have completed the first of 6 sections and I am not super impressed with it so far.

They are running a personal brand, and I would rather donate my money to a good cause than their next mountain home. 

one of my clients that has a pretty big PM company.. had a unique way of doing this.He offered 50% of the first months rent or 500.00 minimum.. he would have 4 or 5 agents at the weekly meeting handout the list of vacants .. each of them would go place a sign in the yard and first come first served.. he found that potential tenants would call the first sign if no answer they called the next one until finally someone answered.. it worked pretty awesome for him.

Previously I'd always used Stessa, which has a great Net Cash Flow statement view, breaking down the usual income/expenses, but also includes a section for Interest/Principal, and another section for CapEx. 

Ensure you collect a proper security deposit (typically one month's rent in Florida) to cover potential damages.Your plan to increase rent next year makes sense given rising costs (taxes, insurance, and maintenance).

Read the NC general statute on wholesaling and ask frequent questions to the real estate commission.
