If pets are allowed by the HOA I would strongly recommend you consider allowing pets as more than 50% of travelers travel with their pets and that will make your priority more desirable.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Call DEC and tell them they are harboring a pet squirrel - that should be enough to send out a crew of people to get rid of them.

It would be good if traveling with pets required number and type but that is just nice to have. 

The “worst” appraisals I’ve seen (on a consistent basis) as to over valuation are on non operational health care facilities.  

If the seller is unwilling to negotiate, walking away could be a wise choice to avoid unforeseen expenses and health risks.

With respect to Tenant's back grounds, pets, rental history, job status etc etc we are always looking to learn but feel that aspect is strung and thorough.

You could also offer a gift card to a local gym to keep things fresh for health-conscious renters.
