I was perusing padmapper and following the coast north from LA and came across Orcutt and Santa Maria.  

I am currently using the GI Bill attending york tech community college, perusing a business degree.

Then decided I wanted to peruse real estate-put an apartment in my basement of my primary home.-1 year ago flipped a single family home made $10k after paying my partner.-6 months ago purchased a triplex-5 months ago started a property management business.

I've spent the past few months listening to the BP podcast, reading RE books and articles, and perusing the BP forums to build a solid foundation in real estate investing.

A colleague awakened me to BP last month, and I've been perusing the forums, listening to the podcasts, and reading books, realizing this is a larger community than I had ever imagined. 

I perused through gosection8.com and found a lot of nice, updated and modern properties available for section 8 housing.

Hi, Very interesting to see fresh a comment on this thread I happened to be perusing. 

Is the borrower perusing a short sale now?

@Matthew Olszak thanks for your feedback. tried out your approach, and GOT a RESPONSE..... who knows maybe it'll save this situationThought I'd leave the correspondence below for your thoughts, or just your perusal.

I know I definitely need to peruse some of the other forums, however I'm assuming having three months mortgage set aside to cover tenant vacancy would be somewhat adequate( I know it's probably not ideal, but I could maintain the additional mortgage short term on my salary if I needed to)?
