Active vs passive. 

I have been in many properties where private pay people rented and trashed the place. 

Actively looking here in Wichita right now with a duplex in a nearby town.

I currently have sold a few residential homes in my time as a realtor, but I'm more-so looking to become an active real estate investor and agent.

Based on a quick answer from Perplexity it seems like there would be no issue with you buying the home and collecting passive income, but you may not be allowed to manage it yourself since that is considered active work.

I have heard from people who enjoy learning from him.
