And I'll definitely look into those books, I have about 10k and counting in the bank now to get started, I'm most interested in duplexes or "live n flip" houses I work in constitution so I'd be doing it on the side, and I have plenty of help from carpenters/painters/ electrical friends

Hi Andy,Flocked or not, you might want to consider paying a service to remove it.It's a lot of arms overhead scraping and at the end of the day you'll be glad you did.A good painter might have the equipment to do it.And with 3 guys on it--bingo--gone like it was never there.Just have them leave the wall in paint ready condition--and you may have to prime before painting.Also spec broom clean when done and provide them with somewhere to discard the demo refuse.Good Luck!

In some case our painter has had to do 2-3 coats in order to get the color and texture right on a flip house, which in turn will cost extra.

It helps to have a large network of contractors (either a trusty GC to handle the whole project or you need each individual sub... painters, tile folks, electrician, plumber, etc.) for homes that need a lot of rehab and that can be hard to find from a distance.

Ceiling painter acts more watery and WILL splatter/sprinkle around and show up on walls, at least some of the cheaper ones I have worked with.

You and your attorney should discuss the contract and what is important and also what type of indemnification clause should be in your contract with the painter
