I now inform all prospective buyers ahead of time that I will send my painter in as a 1 time courtesy once they complete their move-in to touch up hallways.

I assume any painter / handyman doing your turnover could do that kind of touch up in almost no time for almost no money.  

I'm about to put an offer on a MF in Rensselaer and will definitely be needing a handyworker & painter for some light cosmetic work.

He's placing the money owed the painter to complete the staining in esrow since weather won't allow it to be done before closing.

One of the REPS cases (I forget which off hand) they were basically like...petitioner states they spent 8 hours on X date supervising painters at the property and we find it highly unlikely that anyone would sit and watch paint dry for 8 hours. 

Start collecting contact cards and fill that phone with everything from plumbers and painters to bankers and lawyers. sorry this is so long and drawn out.

I would have paid a painter $1200 to repaint the two rooms and had you pay $3200 before I would have done anything like this.
