I massaged the numbers way too much and as I started going through due diligence I began to realize that these weren't good deals. 

Your other numbers need massaging too.

If nobody has suggested it yet, make sure you have a plan if they come back with the "therapy dog" jargon.

Hello @Kobi Gur,We lived in Augusta for 5 years after Physical Therapy school and fell in love with the area.

All rescues, in fact my pit is a small dog therapy dog - she helps rehab abused dogs of the smaller kind. 

After 6 months of hearing that, I finally got an assistant and I was able to focus on my therapy practice and leverage my time.  

In less than 2 minutes I Google searched "therapy animal certification", clicked on a link, and was all the way through the process and to the payment page to register ANY dog as an "emotional support animal".
