When I build a CMA I can "massage" the outcome to a desired number based on the comps I choose - kick out the 2 lowest, suddenly your FMV is calculated higher.Because of that I don't suggest for most clients to fully waive appraisal; you could have an numbnut of an appraiser and now you are on the hook for an extra 100k because the guy screwed up.
