I would not bring in a partner or dilute my position or pay high costs of capital unnecessarily.     

You need to do this for a few reasons, most importantly, by having four leases and four people to collect rent from, you are making your like 4 more difficult unnecessarily.

This seems like an unnecessarily cumbersome way to keep track of rent payments, and I'm struggling to see why I wouldn't just use the cash basis and recognize the money when it comes in.Any input or resources are most welcome.

My CPA would be frustrated if my businesses were that mixed up because it makes his job harder, exposes me to more risk, has a highly likelihood of unnecessarily mixing funds between entities and can make write offs more confusing and less effective.
