Just an FYI, the 100% bonus depreciation expired at the end of 2022 and is now phasing out at 20% per year, with the benefit fully sunsets after the end of 2026 calendar year. 

No more rushing and fighting for a loan during the purchase phase of a property. 

We just completed Phase 1 and will start Phase 2 within a few months.  

They paid the close on first phase of the deal, 16 SFH, earnest and legal fees  

Slow rolling it out with these first few, then moving on to the next phase.

I'm definitely still in the exploration phase to see if I will end up going this route, but as I've furnished multiple units, I've realized I don't really enjoy that part of the process nor is design a strength of mine, so if I can hire it out to someone who will do a better job than me for a reasonable price, I will.
