I'm starting to see more private note holders reach out to get a loan against the performing note they hold. 

The fee is pretty high for a service that probably was more valuable before the internet.

A few things that newer investors should note:- it took 13 years to get there, you have to be patient- rents are high at about $1,750, so probably a quality neighborhood- looks like that is after vacancies, probably low turnover?

Given Denver’s high price point, out-of-state investing could be a great option, and reading Long-Distance Real Estate Investing is a smart move.

Like someone else mentioned, FHA loans are good in low credit and high DTI scenarios, but tend to be less bang for the buck compared against conventional.

@Sarah HartsteinThe way you spoke so highly of your success embodies what investing is all about.The more I research investors who are successfully investing outside the country, the more I feel inclined to shift my goals toward international real estate investments rather than focusing solely on opportunities within the U.S.I will most certainly keep you in mind once I am ready to expand my portfolio! 

@Jenna Kelley I just commented on another post about this as well, but if you are having foundational issues, do not call a contractor I would highly recommend calling a structural engineer as they are going to tell you exactly what needs to be done.

Two identical homes located next to each other would come up with the same value, even though House #1 was just renovated to a very high standard and House #2 hadn't ever been renovated since it was built in 1949.I always tried for an identical (or nearly so) beds, baths, sq ft of living area, garage and acres. 

Also, jumping into real estate straight out of high school is amazing!
