One thing i worry about is that in my tenants kitchen is a brick facade. it seems like there's a mini crawl space behind the facade and the actual sheet rock.the cabinets and sink and everything else is in front of the facade

Having said that, if you do proper due diligence on the HOA’s financials and take a good look at the lifespan of the building systems, facade, roof, etc you can better predict whether big cap ex projects are going to eat into your cash flow.

The big boys club of doing it better than local agents is a façade, look at Opendoor's or Zillow's home-buying & flipping businesses, they almost always have LOST money in their efforts, trying to do this mass-market acquisitions & analysis.
