Alot of investors are picky about the HOA fees but most of the fees cover real costs you would endure on a sfr or MF.I like condos for a bunch of reasons:1.

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them to set up a "contract to hold" meeting - usually the day after the showing since qualified applicants need to be "closed" ASAP.

It should come as no surprise that on July 9, 2020, the day before the July 10 end of Pennsylvania's eviction moratorium, Governor Wolf has EXTENDED the time a landlord must endure lack of rent without any legal recourse.

Hopping to be able to refi on both properties rinse and repeat.This whole journey has been amazing and failing has been a beautiful accident that everyone SHOULD endure. 

I know it is possible to get a mortgage without a W-2 and I've been studying those options, but not sure I want to endure the hurdles of that scenario especially after this past year of 3 refis and 4 new mortgages (!)....
